Engagement & Fees
We publish our fee structure because we believe transparency about cost should begin before the relationship does, not after. The way we engage on a project, and what we charge to do it, is the same on every project we accept.

Pre-construction is engaged under a separate agreement and billed monthly at an hourly rate. Most pre-construction phases run between 6 and 12 months and total between $15,000 and $30,000, depending on the size and complexity of the project.
This phase includes detailed estimating, constructability reviews, value engineering, trade buyout, long-lead procurement planning, and the development of an allowance schedule for items that cannot be fully scoped before construction begins. At its close, we deliver a cost framework, a project schedule, the allowance schedule, and the contracting fee for the build.

Willhoit Construction works on a cost-plus basis with a defined contracting fee. We charge the direct cost of the work — labor, materials, subcontractors, permits — and a defined percentage on top of those costs to cover our team, our oversight, and the systems that hold the project together. Our contracting fee falls between 20% and 30% of total project cost, depending on scope, complexity, size, and timeline. The percentage is set at the close of pre-construction and held for the duration of the project.
Owners receive itemized monthly invoices with all subcontractor and supplier billing attached, along with a regular cost-to-complete report measured against the original budget and the published allowance schedule.

Aftercare is offered to every client whose home we build. Warranty service through the California contractor warranty period is provided at no additional cost — we return for the eleven-month walkthrough, address punch items personally, and remain reachable for any warranty matter that comes up during that window.
Routine maintenance, however, is the homeowner's responsibility, even during the warranty period. For clients who would like us to handle it, we offer an annual maintenance program by invitation, as well as on-call service on an hourly basis, billed monthly.
Larger maintenance projects, system replacements, finish refreshes, additions, are scoped and quoted individually.

We accept three to four projects per year. The cap is deliberate. It is what allows Taylor to be the main point of contact on every project and on site daily, Kaitlin to manage every file personally, and our trade partners to give each home the time the work requires. It is the only way to deliver the quality and the level of communication our clients hire us for.
